We understand that your property represents a massive investment to you financially and very often emotionally too. It is something that is always uppermost in our minds when we welcome new clients. We also understand that our clients come to us with different levels of experience when it comes to the holiday letting industry and so we spend time helping clients understand the industry they are stepping into.
We are able to offer a comprehensive management service which is ideal for owners who live outside the area as many of our clients do. Below you will see more of the services we offer. Your property is your asset and in some cases it's also your own holiday home and we understand the immense leap of faith to put its care in the hands of other people. Our guiding principle is that we would look after it as if it were our own.
We also have some clients who live locally and are happy to have a more hands on involvement with areas such as cleaning. For these clients we can also offer a simpler service focused on obtaining bookings only .
The most important thing for us is to build a strong and enduring relationship with property owners built upon a foundation of mutual trust.
We are not trying to grab properties in a mad dash to boost inventory. We would rather find clients who share our values and commitment to high quality accommodation, good service and ethical work practices and we want to grow in such as a way as to be able to devote appropriate levels of time in managing each and every client property.
Some property managers will tell you whatever they think you will want to hear just to get you signed up. We don't do that and will always be totally honest about the prospects of any property you are considering for holiday letting.
We came to The English Riviera in 2004 and took over a sad and run down B&B which over time we turned into a multi award winning Five Star establishment.
Whilst there we started Torquay Holiday Lettings and began managing holiday lets for owners. Shortly afterwards we invested in a property of our own. Then, in 2016, we decided to concentrate full time on holiday lettings and so we sold the B&B and bought The Muntham Apartments and set about transforming it from a very tired set of accommodation to five star luxury properties.
Along the way we increased the number of clients we worked with and developed the services we offered.
Today, we have a small portfolio of properties that are all close to the centre of Torquay. As business owners we are very hands on and personally supervise all aspects of the operation including the cleaning. We employ our own team of cleaners
Despite many challenges that come its way, Torquay has continued to be one of the UK's top holiday destinations.
However, it is not without its challenges. The biggest current challenge is the massive oversupply of holiday lets in Torquay. The lockdown era saw a goldrush style dash to get holiday lets in the belief that it was a licence to print money. For a summer or two when travel restrictions were in place it might have been true BUT as holiday patterns have returned to normal there are essentially too many holiday lets and not enough guests.
The market is correcting itself and legislative and taxation changes will hasten that correction as properties are withdrawn from the short term lettings market. But that might take a year or two.
Consequently, anyone investing in holiday lets now has to do so with a long term commitment and needs to choose carefully who promotes and manages the property. Beware of some platforms that use dynamic pricing which all too often leads to price dumping. It enables the platforms to earn revenue but leaves property owners with little profit and often undesirable guests.
When choosing a property some things will be crucial. The location is vitally important. Some locations simply aren't cut out to be holiday areas. Parking is still vital. Guests will often pass over properties even where parking is available on the street outside. Some other things are a plus such as outside space and sea views. Correctly priced quality will always survive.
